Hong Kong has emerged as Asia’s most expensive residential property market in the latest July 2026 ranking from Global Property Guide, an international real estate research platform founded in 2006.
Average home prices reached US$23,255 per square metre, placing the city comfortably ahead of Singapore and Seoul.

Hong Kong sits at the top of the Asian ranking with an average residential price of US$23,255 per square metre. The figure is substantially higher than the other major cities in Asia, underlining the city’s position at the expensive end of the regional housing market.
According to the dataset, Hong Kong residential prices were also 10% higher than one year earlier and 3% above levels recorded two years ago. The research platform bases the Hong Kong figure on Rating and Valuation Department data covering average prices across apartment sizes in the city as a whole.
Singapore ranks second, followed by Seoul, Macau and Taipei in the top five. Further to the rankings, price trends vary sharply across the region. Hanoi stands out, with residential prices surging 56.9% over the past year and 59.3% over two years.
At the other end of the scale, Bangkok recorded the steepest annual decline at 24.1%, followed by Beijing at 13.1%. Macau and Taipei also saw prices fall, while Tokyo slipped 4.4% year on year, despite remaining slightly above its level two years earlier.
