Skytopia, announced in 2025 as a new airport city next to Hong Kong International Airport, will open in phases starting in 2028, as confirmed by the Airport Authority. The first phase will focus on Yacht Bay, while other facilities are planned to be developed by 2032.

Yacht Bay To Anchor The 2028 Rollout

The first stage, which will be completed in stages in 2028 according to recent reports, will centre on Yacht Bay, positioning the airport district as Hong Kong’s next major marina cluster alongside existing yacht clubs in the city, and grouping Airport Bay Marina, Marine Resort and Water Recreation in one site.

At the heart of the plan, Airport Bay Marina will be the city’s largest marina, with 500 berths for vessels up to 100 metres long. The layout also suggests capacity geared towards bigger yachts, with berthing shown for superyachts and megayachts in the 30m to 120m range.

Next to the marina, Marine Resort will add a hotel that opens directly onto the waterfront, with 300+ seaview rooms planned. The marina edge will be tied together by a Promenade, designed as an active strip for dining and leisure beside the water.

The third pillar, Water Recreation, will be designed as Hong Kong’s largest aquatic entertainment and water recreation area, with 100+ hectares set aside for on-water activities.

The zone will be built to switch between attraction-style experiences and organised water sports, creating a shoreline draw for families, groups and visitors who are not arriving by boat.

More Facilities Planned Across Skytopia

Beyond Yacht Bay, the wider Skytopia site is set to grow into a full airport-side destination, with shopping, entertainment, events and specialist services layered in around the waterfront.

A major commercial draw will be 11 SKIES, a large integrated complex spanning 350,000 sq.m. It is planned to bring 800 selected stores and a sizeable indoor entertainment centre, alongside three Grade A office towers geared towards wealth management, medical and wellness services, and companies setting up Greater Bay Area operations.

Skytopia’s events offering is also expected to scale up through AsiaWorld-Expo 1 & 2. Together, the venues will cover 100,000 sq.m, while AsiaWorld-Expo 2 is set to add a 20,000-seat spectator area plus more conference and exhibition space, aimed at hosting large international music and sporting events.

On the art side, Art & Valuables Storage will add a dedicated facility of around 5,000 sq.m for storage and related services, with provisions designed to support future art appreciation for transit passengers.

The broader airport-city plan will also include new hospitality and premium travel touches such as the Luxury Hotel, an enhanced Business Aviation Centre, and a dedicated HKIA VIP Lounge with expedited procedures.
